Revelop converts office building into a destination hotel – Welcomes Ruby Hotels and IHG to Malmö

Revelop, that invests in real estate with untapped potential, has taken the next major step in converting its Norsen asset in Malmö to a hotel. The company has signed a 20-year lease agreement with Ruby Group, a German-based hotel group renowned for its Lean Luxury concept, to bring a new 78-room destination hotel to life in the heart of Malmö.

The project letting follows Revelop’s earlier announcement regarding the revitalization of Norsen 12 in Malmö following the adoption of a new zoning plan allowing hotel use. The asset is located in the vibrant Davidshall district, around the corner from Triangeln commuter train station. With Ruby Group as hotel partner, the conversion project shifts into its next phase of design and preparation. The opening is planned for in the fourth quarter of 2027.

Ruby Hotels, known for transforming urban buildings into sophisticated hospitality experiences, mirrors Revelop’s philosophy to transform rather than demolish. By avoiding new construction, the collaboration will significantly reduce environmental impact while adding long-term cultural and economic value to the area. Since February 2025, the Ruby brand has been part of the Intercontinental Hotel Group (IHG), one of the world’s largest hotel companies marking the second IHG hotel developed by Revelop in Sweden.
