Luxury independent boutique hotels hit top performance in 2025

US: Bardoul Hotel Advisors has reported record 2025 demand and revenue growth for US luxury independent boutique hotels in its 2026 Boutique Hotel Report.

Comparisons with same class traditional US hotel indicate that boutique hotels continued to perform well in 2025, with demand and revenues reaching an all-time high.

Luxury-tier independent boutiques – which includes brands such as Auberge, Nobu, and Rosewood among others – increased in all performance indicators, including a six per cent increase in revenues.

In terms of ADR, while the luxury segment grew at the fastest pace in 2025, boutique hotels collectively achieved a premium of 34 per cent in ADR at $258.

The overall number of boutique hotel rooms have grown year-over-year at a compound annual increase of 4.4 per cent. However, independent boutique supply decreased by around 10 per cent due to many properties affiliating with soft brand collections and lifestyle hotels.
