Five-Star Hotel Project Halted on Milos Island After Environmental Appeal

The Urban Planning Department of Milos has blocked the construction of another five-star hotel on the island, suspending all works in the Agios Konstantinos area following judicial intervention.
Five-Star Hotel Project Halted on Milos Island After Environmental Appeal

The Hellenic Society for the Environment and Culture (ELLET – Local Committee of Milos) announced on Holy Monday, 6 April 2026, that the project — which had already entered the implementation phase — has been officially stopped.

Large-Scale Hotel Complex on a Peninsula

The proposed development was a major five-star hotel complex in Agios Konstantinos, consisting of 14 buildings with multiple swimming pools, covering an entire peninsula. Local environmental groups warned that the project would permanently alter the natural landscape and turn the area into a closed tourist resort.

This latest halt comes after appeals submitted to the Council of State by ELLET and the Friends of the Mountain and Sea of Milos Group. As with the previous “White Coast” investment in Mytakas, the same Building Service (YDOM) that had originally granted the permits was forced to suspend construction following court intervention.

ELLET described the situation as a “worrying vicious cycle” that keeps repeating on Milos, where permits with questionable legality are issued, only to be suspended later after judicial appeals.

Surge of Tourism Investments Raises Concerns

Milos is currently facing intense pressure from tourism development. According to reports, around 50 hotel units are in progress, with 26 already under construction.

In the recent hearing, the Council of State granted a temporary suspension of works on the Agios Konstantinos project. A final decision on the appeal is expected within the next year.

ELLET Milos stressed the significance of the intervention, stating that every such decision by the Council of State gives the island “valuable time to preserve its authenticity and protect its natural environment.” The group added: “Practices that circumvent the rules and burden the place will find us facing them.”

Special Urban Plan for Milos Expected Soon

Focus is now shifting to the Special Urban Plan (SUP) for Milos and the Southern Cyclades islands. The final version is expected in the coming days and will define future land uses and set clear development limits for the island.

Sarakiniko Case Still Unresolved

The situation at the famous Sarakiniko beach remains unchanged. Despite a formal request issued on 27 January 2026 by Minister of Environment and Energy Stavros Papastavrou, no restoration works have been carried out.

The Minister had demanded the full restoration of the natural landscape, including removal of formwork and reinforcement, refilling of excavated areas, and complete clearance of all building materials.

These repeated cases have reignited the debate about the limits of tourism development on Milos and the urgent need to balance economic growth with the protection of the island’s fragile and unique natural environment.

Airport Hotels are back - but they aren’t an autopilot investment

The category that was considered one of hospitality’s most predictable asset classes behaves a little differently in a post-pandemic world. You can’t blame it. Work culture and travel patterns have changed, and the powers of technology have somewhat stifled business travel. Weekday hotel occupancy – traditionally driven by this type of travel – is still about 4 percent below pre-pandemic levels, according to CoStar.
